Viking repair in The Plantation

The Plantation at Ponte Vedra Beach is a small gated community off A1A, built out from the late 1980s with custom houses on generous lots. It is a different proposition from the larger neighbourhoods nearby: fewer houses, more individual kitchens, and almost no two appliance installations alike.

That last point is the one that shapes the work.

Custom installations take longer, and that is worth knowing in advance

In a production house, a built-in refrigerator or a wall oven sits in a standard opening with standard clearances, and a technician who has seen one has seen a hundred. In a custom house the same appliance may be set into a millwork surround with a stone counter returned into the opening, a hardwood panel screwed to the door, a filler strip that has to come out first, and a toe-kick that was scribed to an uneven floor.

None of that is a problem. All of it is time. When you book, describing how the appliance is trimmed — panelled or stainless, flush or proud, stone above or alongside — lets us allow the right window and bring the right tools. It is the main reason a first appointment either finishes or turns into two.

Panelled doors have a second consequence. A custom panel is heavier than the door was designed around, and the hinge springs are set for a specific weight. If a panel was added or replaced during a later refit without the springs being adjusted, the door sags. On a dishwasher that means the seal loads unevenly and the latch stops aligning; on a refrigerator it means the gasket stops touching at the top hinge corner. Both present as “the appliance is faulty” and both are adjustments.

Kitchens now thirty years old

A community built in the late 1980s and refitted through the 1990s and 2000s has a large population of built-in appliances at an age where an honest conversation matters more than a quick sale.

Some faults are absolutely worth repairing on a machine of that age, because these are heavy, serviceable appliances with replaceable parts and no potted assemblies. A blower motor, a door gasket, a fill valve, a thermostat or a hinge set will give years back. Others are not worth it, particularly where a control board is obsolete and the alternative is a used part with no history. We put both options in the written estimate and say which one we would choose.

Salt reaches here too

The Plantation is close enough to the Atlantic that marine aerosol is a daily fact rather than a storm event. What that does is well established: it pits range grates and burner caps, corrodes hood blower housings — remote blowers in attics worst of all, because nobody looks at them — hazes stainless, and seizes the hardware on anything outdoors.

The mitigation is a routine, not a product. Rinse exposed metal with fresh water, towel-dry rather than leaving it to air-dry, and keep hinges and fasteners moving. Salt on dry metal does nothing; salt that goes back into solution in the overnight dew does all the damage.

Big hoods, long ducts, and the air they cannot find

A custom kitchen here is usually built around a high-capacity hood, and often the blower is remote — in the attic or on an exterior wall — so that the kitchen stays quiet. Two consequences follow, and both arrive as “the hood has got weak”.

The first is the duct. A remote blower can only move what the run allows. A long run with three or four elbows, a flexible section that has sagged into a low point, or an exterior wall cap whose damper no longer swings fully open will cost extraction without making any noise about it. We look at the cap and the damper before the motor, because the cap is outside, unpainted and never inspected, and the motor is the expensive end of the job.

The second is make-up air. A hood cannot exhaust air that the house cannot replace. In a well-sealed house, a large hood running with every window and door shut is working against the building as much as against the duct: extraction falls away, and the kitchen holds the smoke the hood is rated to remove. If yours pulls well with a door open and poorly with it closed, the blower is not the problem, and no part we fit will change that.
